Do I Need My Own Agent as a First-Time Home Buyer in Indiana?

My answer is yes: as a first-time buyer, you're better off with an agent of your own. Buying a home is usually one of the biggest financial decisions you'll make. You deserve one professional on your side who explains each step, helps you understand what you sign and looks out for your interests. In 2025, I helped 13 first-time buyers through that process.

Three things you could miss without your own agent

  • Guidance at every stage. Real estate has its own vocabulary. I spoke English fluently and was still surprised by how many terms I had to study as a new agent. Without a guide, details slip by.
  • Understanding the paperwork. I make sure you understand what each document says, and every deadline in it, before you sign. Questions about legal effect go to an attorney.
  • Someone on your side. Your agent helps you compare choices, negotiate terms and protect your interests.

"I'll just call the listing agent myself"

The listing agent generally works for the seller. Before you share your budget, or how much you love a house, ask any agent whom they represent. Calling a different listing agent for every house is like seeing a different doctor at every appointment: you repeat your story, and details get lost. One buyer's agent knows your needs from consultation to closing.

What we settle before you tour

I recommend a free consultation first. We go over the process and whether you're ready to buy, and to maintain, a home. Then you get pre-approved with a local lender you choose. A lender may approve more than the payment you'd feel comfortable with. So I ask: a smaller home and room for family trips, or a bigger home and less for travel? Neither answer is wrong. We agree on a price range first.

Nervous? That's normal.

Many of my first-time buyers are the first in their extended family to own a home. I explain things in simple words, because what matters is what something means for you, not just the words. The only question you should be embarrassed about is the one you didn't ask. How your agent is paid is explained in your buyer consultation. Before I show you a home, you sign a Buyer/Tenant Exclusive Agency Contract, and I explain it to you first. You don't have to sign anything before you understand it.

“I just wanted to thank you for all your help in buying my first home. Your support and guidance made the whole process so much easier and less stressful. I truly appreciate your dedication and professionalism.”

Frequently Asked Questions

Do I need my own real estate agent to buy my first home in Indiana?

You're better protected with one. Your own agent explains each step, helps you understand the paperwork before you sign and works on your side; the listing agent generally works for the seller.

Can I just call the listing agent for each house I like?

You can, but ask whom that agent represents before you share your budget or plans. One buyer's agent also keeps your needs and history in one place from consultation to closing.

What should I do before I start touring homes?

Have a buyer consultation and get pre-approved with a local lender you choose. Then agree on a price range based on a monthly payment you're comfortable with, not only the loan amount.
