Yes. You can buy a house in Indiana without speaking English. The paperwork is in English, but you don't have to understand it alone. When a buyer tells me in Spanish, "I don't speak English," and sounds worried, this is what I tell them.
The documents are in English. The explanation doesn't have to be.
Indiana real estate transaction documents are prepared and signed in English. There is no Spanish version of the purchase agreement. What changes is who explains it to you.
I go through the paperwork with you in Spanish before you sign: the purchase agreement, the seller's disclosure about the property, the lead-based paint forms and the inspection report, page by page. On closing day, at the title company, the documents and the conversation are in English, and I'm there to explain what you're signing.
I'm a real estate agent, not an attorney. I explain the process and what the documents say. If you have a question about the legal meaning of a clause, or your rights or obligations, I'll tell you to ask an attorney.
The step most buyers do in the wrong order
Many buyers think step one is calling about a house they saw online. Step one is a free consultation with me. I go over the home-buying steps with you in Spanish, including getting pre-approved with a local lender before we look at homes. There are local lenders who speak Spanish, and if something isn't clear, we can do a three-way call: you, the lender and me.
A belief that stops people: "I need 20% down"
Not always. The amount depends on the loan program, and there are first-time buyer and down payment assistance programs. Every situation is different: some loan programs have options for different documentation situations, so ask a lender.

What it looks like (an illustrative example, not a real client)
Imagine a couple whose inspection report arrives in English, with a long list of defects. We sit down and read it in Spanish, line by line. If needed, we call the inspector or a specialist, like a roofer or a heating and cooling technician. Then they decide how to move forward, from understanding instead of fear.
That's the difference between translating words and explaining a home purchase. Spanish is the language I grew up with in Latin America, and I've guided many families through this process.
