No. You can sell your house in Indiana without speaking English. The listing agreement, the purchase agreement and the closing papers are in English. I explain each one to you in Spanish, page by page, before you sign, and I handle the conversations in English with the buyer's agent, the title company and the inspectors.
Pricing, from the first meeting
Before we meet at your home, I prepare a comparative market analysis based on recent sales of comparable homes nearby. At the house, we go through it together: recent updates, condition, and any repairs or small projects that could help it sell. Then I give you my "How to Sell Your House" presentation in Spanish, from start to finish.
Marketing and showings
When you say the house is ready, a professional photographer takes photos and a video, with drone footage if you want it. Your home goes on real estate websites, home-search apps and social media, with materials in English and Spanish. Buyers' agents request showings through the online showing system, and I confirm each time with you. After showings, I tell you the feedback.
Offers, in Spanish
When an offer arrives, we review it together on my computer, at your home, at my office, or by phone and email. Price is only one part. We go through the inspection requests, tax prorations, title costs and whether the buyer needs to sell another home first. With pen and paper, we work out an estimate of what you could receive after the sale. It's an estimate, not a guarantee; the final numbers depend on the final terms and costs.
I share what I see in the market, but you decide: accept, counter or reject. Negotiations, including after the inspection, can feel overwhelming the first time. I stay calm, focus on the facts and your options, and give you time to think.
When the buyer's agent speaks only English
That's not a problem. I speak with the buyer's agent in English and explain every update to you in Spanish.
You'll know where things stand
I contact you at least once a week, sometimes more, by phone or text: showing requests, feedback, the appraisal, and each step toward closing. If there are no showings or offers for a while, I prepare an updated market analysis and we talk about your options.
I'm a real estate agent, not an attorney. I explain the process and what the documents say. For questions about the legal meaning of a clause, or your rights or obligations, please ask an attorney.
