Much more than open doors. A buyer's agent organizes your search, coordinates the people in your purchase and makes sure you understand each step, from consultation to closing. Here is what I do, and what I leave to others.
Before you find the house
- Lenders. You can use any lender; if you don't have one, I give you several local names. If online applications or scanning are new to you, bring your papers to my office and I'll help you send them.
- Listing alerts. We set up alerts in the app you prefer, and in mine. When a new home looks right, I may text you. Timing depends on the alert system and the listing.
- Showings. I'm at every showing. I map the homes and, when practical, we see four or five in one afternoon to compare.
When other buyers want the same home
Do you like it, love it or can't live without it? You decide. Then we build the strongest offer that fits your priorities and budget. Price isn't the only term a seller weighs.
After your offer is accepted
I review the purchase agreement and its deadlines with you. Indiana transaction documents are in English; I explain the process and the paperwork, and an attorney explains legal effect.
- Inspection. My practice is not to attend; you can go and bring someone you trust. Afterward, I review the report with you and help you decide which findings need a specialist. Depending on the agreement, I can help you prepare a repair request, which the seller may accept, counter or decline.
- Financing. Lenders ask for documents to verify your information; it doesn't mean something is wrong. Answer quickly, ideally the same or next day.
- Appraisal. My practice is not to attend. The report goes to your lender, who explains it. If it comes in low, the options depend on your agreement and loan.
- Final walk-through and closing. I attend the final walk-through and every buyer closing. At the closing table, the conversation is in English, and I explain it to you in Spanish. This does not replace any explanation your lender, the title company or an attorney must give you.
You choose your own lender, inspector and title company. I recommend people who have served my clients well, and I receive nothing for referrals.
“Buying a home can be stressful, but my realtor made the entire process smooth and easy. They were always available, answered all my questions, and truly cared about helping me find the right home. I'm very grateful and highly recommend her thanks Lisa for your professionalism and dedication 😊.”

Frequently Asked Questions
Does a buyer's agent go to the home inspection?
It depends on the agent. Lisa's practice is not to attend; you can go and bring someone you trust, and she reviews the report with you afterward.
Do I have to use the lender or inspector my agent recommends?
No. You choose your own lender, inspector and title company. Lisa gives several names and receives nothing for referrals.
What happens if the appraisal comes in lower than the price?
It depends on your purchase agreement and loan terms. Your lender explains the appraisal and the loan side; an attorney can explain the contract's legal effect.
